The complex

Nivaria was the name the Ancient Romans gave to the island now known as Tenerife. Nivaria referred to the snow (in Spanish, nieve) covering the Mount Teide volcano.

The name of the complex, located in the picturesque small town of Abades, is inspired by the incredible views of both the ocean and the peak of Mount Teide that can be enjoyed from within.

Nivaria Beach is a private, high-quality residential complex, where every little detail is taken care of to create a relaxed and comfortable environment that will make you feel at home.

This project was designed by the prestigious architectural studio Makin Molowny and most notably stands out for its design, respect for the environment and efficient use of energy.

The homes

Nivaria is comprised of 116 residences with one or two bedrooms and 6 villas, each with three bedrooms.

All our homes have a garage, a storage room and a spacious south-facing terrace, most of them overlooking the ocean.

A great deal of attention has gone into choosing materials, finishing touches and furnishings for our homes based on functionality, durability and aesthetics. The residences will be equipped with German-made kitchens by Hacker, bathrooms by the Swiss company Laufen and aluminium work by Cortizo.


With 900,000 inhabitants, Tenerife is the largest of the 7 islands that form the Canary Islands. This island within the archipelago is visited by more than 5 million tourists every year and is considered one of the most important tourist destinations in the world: its climate is unbeatable (the average year-round temperature is 21°C (70°F), it is safe and it has impressive modern infrastructure (3 public and 5 private hospitals, 9 golf courses and two airports).

Abades, with a population of around 1,500 inhabitants, is a small coastal town with little white houses. Only 10 minutes by car from the South Tenerife Airport and 25 minutes from Santa Cruz de Tenerife or La Laguna, its location allows you to be close to the most interesting spots on the island.

Los Abriguitos beach is only 3 minutes on foot, while crossing the Faro de Abona (the Abona Lighthouse) will take you to El Poris beach, probably one of the most beautiful beaches on the whole island.

If you like to golf, the most impressive courses on the island are only a 10-minute drive away. The beautiful surroundings offer all kinds of exciting activities, including diving at one of three diving clubs, rock climbing and hiking and mountain biking opportunities along extensive and scenic trails.

The streets of Abades exude an international atmosphere, with inhabitants from all Europe frequently meeting up in the local bars to talk to rock climbers and divers who come to enjoy this natural area.
